Hidden Trails Community Parking Regulations

Dear Hidden Trails’ Residents,

Please review the following rules to ensure compliance and maintain the safety and aesthetic standards of our community. Section 11.14 of Hidden Trails’ Declaration of Covenants, Conditions, and Restrictions states there shall be no overnight parking on the streets, nor encroaching on sidewalks or swale areas shall be permitted.

Permitted Daytime Parking:

  • Street parking is generally permitted between 6:00 AM and 2:00 AM.
  • When parking on the street, please do not block the driveways of your neighbors.
  • Observe all posted “No Parking” signs. Vehicles parked in violation will be subject to towing at the owner’s expense.

Prohibited Parking Areas (24/7 Enforcement):

Parking is strictly prohibited at all times in the following designated areas (no parking signs are posted):

  • All Roundabouts: To ensure the continuous and safe flow of traffic.
  • Adjacent to Fire Hydrants: To maintain critical access for emergency services.

General Parking Prohibitions:

The following actions are strictly forbidden within the community:

  • Overnight Street Parking: All vehicles must be parked within a private driveway, garage, or guest parking space overnight (overnight defined as 2:00 AM and 6:00 AM).
  • Parking on Landscaped Areas: Vehicles may not be parked on any grass, lawns, swales, or other landscaped areas.

Adherence to these regulations is essential for:

  • Emergency Vehicle Access: Ensuring unobstructed routes for fire, police, and medical services.
  • Community Aesthetics: Protecting property values and preserving the appearance of our shared spaces.
  • Resident Safety: Promoting a safe and considerate environment for all residents.

Notice to Homeowners: Pool Gate Repair

Dear Homeowner,

Please be informed that, as directed by Patrick CDD, to ensure safety the pool gate will be locked today for maintenance purposes. The gate will be repaired and made accessible again tomorrow.

PHOENIX LAUDERDALE LAKES OFFICE CLOSED

Dear Residents;

Due to the unforeseen positive cases on our Lauderdale Lakes office. We regret to inform you a decision of closing the Lauderdale Lakes office for the rest of the year was made. All Phoenix staff will be working remotely. They will respond to all emails and communication within 24 hours. The office will be open on Tuesday, January 4th.

We would like to take this opportunity to thank you for your patience with the integration of our new software program that has impacted some of our processes and responses.

On behalf of my Team and the Board Members we wish you and your family a happy holidays, good health and prosperity in 2022 and beyond.
